Threshold Building Definition

According to the Florida Statutes, a threshold building is any building which is greater than three stories or 50 feet in height, or which has an assembly occupancy classification that exceeds 5,000 square feet in area and an occupant content of greater than 500 persons.

Recertification Inspections

Recertification inspections in Miami are required for all buildings that are 30 years old or older, and every 10 years thereafter.  These inspections are designed to ensure that buildings are safe and in compliance with current building codes. The recertification process typically involves three steps:

  1. Application: The application must include a detailed report on the condition of the building, prepared by a qualified engineer or architect.
  2. Inspection: Once the application is approved, an inspector will visit the building to verify the condition of the building and ensure that it meets all applicable building codes.
  3. Certification: If the building passes the inspection, the inspector will issue a certificate of recertification.  This certificate is valid for 10 years.

If a building does not pass the recertification inspection, the owner will be required to make necessary repairs or improvements before the building can be recertified.
